What double glazed unit replacement is and when you need it

Double glazed unit replacement means swapping the sealed glass unit in a window while the frame stays where it is. The old unit comes out and a new one, made to the same size, goes in its place. Handles, hinges and the frame itself are left alone.

You need it when a unit is cracked, smashed or misted between the panes. Mist inside the unit means the seal has failed, and cleaning will never reach it. Fitting a new unit is the fix.

Sealed units are made to size and cannot be cut on site, so this is a two visit job. On the first visit we measure, and if the glass is broken we cover the gap with window boarding. On the second we fit the new unit. If the break has left your home open, our emergency glazing page explains how urgent calls are handled.

Single panes held in with putty are a different job, covered under broken window repair. For sealed units in front, back and patio doors, see door glass replacement. If you are not sure which kind of glass you have, send us a photo and we will tell you.

What we note before ordering a unit

  • Width and height of the glass
  • Overall thickness of the sealed unit
  • Any pattern or tint that needs matching
  • Whether that spot calls for safety glass

What a replacement double glazed unit costs

We do not work from a fixed price list, because sealed units are made one at a time. Four things shape your quote.

  • Size of the unit

A small top opener uses far less glass than a full height picture window.
  • Type of glass

Plain clear glass is the simplest. Patterned, toughened and laminated units take more to make.
  • How many units

One failed unit, or several around the house that can be measured and fitted together.
  • Where the window is

A unit you can reach from the ground is easier to change than one on an upper floor.

How double glazed unit replacement works

  1. Show us the window

Message a photo of the whole window, a rough size if you have one and your postcode.
  2. We quote for the unit

You get a price for supplying and fitting the unit before any work is booked.
  3. We measure and make safe

The unit is measured exactly. If it is broken, the glass is cleared and the gap is boarded.
  4. We come back and fit

Once the unit has been made, we remove the old one and bead the new one into your frame.

Why use us for sealed units

  • Your frames stay put

Only the glass is changed, so there is no need to disturb the plaster or the frame around it.
  • Covered while you wait

A broken unit is boarded by the same people who will later fit the new glass.
  • Someone always answers

Our phones are staffed 24 hours a day, every day, for homes and for businesses.
  • Insured, with a paper trail

We are fully insured, and you get photos and an itemised invoice to pass to your insurer.

Why a misted unit cannot be wiped clear

A double glazed unit is two panes sealed together around the edge with a gap between them. When that seal fails, damp air finds its way into the gap and settles on the inner faces of the glass. You see it as mist, droplets or a cloudy film that comes and goes with the weather.

Because the moisture is trapped inside the unit, wiping the room side or the outside makes no difference. Once the seal has gone it keeps letting damp air in, so the lasting answer is a new unit. In most cases the frame is still sound and only the glass needs changing.

Condensation on the room side of the glass is something else and does not mean the unit has failed. If you cannot tell which side the mist is on, send us a photo and we will tell you.

Double glazed unit replacement questions

Can you replace the glass and keep my window frames?

Yes. The sealed unit is a separate part that sits inside the frame, held by glazing beads. We take the beads off, change the unit and put them back, so the frame stays as it is.

Why has my double glazing misted up inside?

The seal around the edge of the unit has failed and damp air has got between the two panes. It cannot be cleaned from either side, which is why the unit is replaced.

Why can the new unit not be fitted on the first visit?

Every sealed unit is made to the exact size of its frame and cannot be trimmed afterwards. We measure first, order the unit and return to fit it when it has been made.

What happens if the unit is smashed and not just misted?

We clear the broken glass and board the window so your property is closed up. The unit is measured during that same visit and fitted when we come back.

Will the new glass match my other windows?

We note the pattern, tint and thickness of the old unit so the new one is as close a match as we can get. A photo of the windows either side helps us check.

How much does a replacement double glazed unit cost?

That depends on the size of the unit, the type of glass, how many you need and how easy the window is to reach. Send a photo and your postcode and we will quote before any work starts.
